Many of us ''youngsters'' have fond memories of watching the first big TV cops show, Dragnet, on black & white 21'' sets in the 1950's. The main ''bi-line''  of the show was ---''JUST THE FACTS MAM''---- Sgt Joe Friday always needed facts and information to solve crimes. This requirement is more true today than ever. OUR LAW ENFORCEMENT OFFICERS NEED OUR HELP IN ORDER TO PROTECT US!
  Quite often, Fairways Watch is asked,---''how can I give the ''cops'' names & things,--without giving  my name?-''-I am afraid of certain people''-----There are several ways to communicate anonymously with law enforcement agencies.  First, we have the public ''crime-line''. IT'S THAT TIME OF THE YEAR AGAIN!


It seems like just a short time ago that we were celebrating the new year--2014---.GUESS WHAT?--its almost 2015!--- Fairways Watch would like to take this opportunity to express appreciation to all the good residents that supported the watch program. As always there were some ''bumps'' in our road of Fairways life, but nothing that the residents couldn't handle with grace.
   I would also take this year end  to praise our local safety forces.----- Our law enforcement and fire rescue are the BEST--bar none--no where are there any better!--Example--last week we had a minor fire on Augusta Rd. Within moments there were 3 engines, --the battalion chief-- and EMS on the scene. The engines were our own #80--the #83 from Waterford lakes and the #66 all the way from Golden Rod road! The fireman and dispatchers know, how fragile our mobile homes are. God bless them all.
  Shortly we will be served by a new HOA board. I would ask all  to come to the resident meetings and support the board.If there are new ideas out there, lets talk about it--share your thoughts and ideas ,while at the same time,listening with courtesy to the new officers. We need to strengthen the organization ---Our HOA is like a ''gun with no bullets'' It seems that Hometown America has absolutely no respect for the association or we the homeowners. 
  In the coming year Fairways Watch with your help, will continue to monitor all security issues and maintain a close working relationship with the Orange County Sheriff's Office.It is imperative that we have a'' tight nit'' line of communication with the Sector 2 command staff. These officers are a wonderful group of folks to work with.
 Next year we are planning on slightly expanding our field of ''intelligence gathering'' for this blog site. An example is demonstrated in the 2 previous posts. From time to time, there are outside developments that directly affect YOU the residents.--- As the name implies ''FAIRWAYS WATCH"" means just that .We will watch out for our residents---NO HEARSAY---NO RUMOR---AS ALWAYS ---JUST VERIFIABLE  FACTS AND TRUTH! There are other blogs that due a great job of covering the social events and parties,---that is not our cup of tea!

IT ''AIN'T'' US FOLKS!


THIS POST IS AN ANSWER TO QUESTIONS AND ISSUES, RAISED IN THE PREVIOUS POST.
  The attachment below is taken from the SEC filings of Sun communities Inc.---The filing lists the mobile home parks in the news release. Two of the purchases are right across the street---DEERWOOD. The other parks are not in the immediate Orlando area. The head line for the press release was somewhat misleading. One of the parks is in the Lakeland area, another in Davenport.
  Hopefully the new owners of Deerwood will provide some amenities for their residents,as to curtail the ''Deerwood moochers'' from coming over here!
  I would like to thank 2 lady residents for contacting me and helping with securing the fact that ''We ain't one of them''

Item 1.01 Entry into a Material Definitive Agreement.
On December 4, 2014, Sun Communities, Inc. (the "Company"), through its operating subsidiary Sun Communities Operating Limited Partnership ("SCOLP"), entered into seven separate contribution agreements (the "Contribution Agreements") with a group of related selling entities (collectively, the "Selling Parties") with respect to the planned acquisition by SCOLP of a portfolio of seven manufactured housing communities (collectively, the "Properties"), including associated manufactured homes and certain other personal property and intangibles. In the current world of widely published business news, there is a story circulating about the sale and purchase of seven mobile home parks in our immediate area. The Orlando Sentinel tentatively identified,one of the parks as Gulf Stream Park. The other six are unidentified.

Southfield, MI, December 4, 2014 - Sun Communities, Inc. (SUI) (the "Company"), today announced that it has entered into agreements with a group of related selling entities (the "Sellers") to acquire a portfolio of seven manufactured housing communities, including associated manufactured homes and certain intangibles. The seven communities are located in the Orlando, Florida area, are comprised of approximately 3,150 manufactured housing sites (approximately 60% of which are in age-restricted communities) and are 96% occupied. In addition to the developed sites, there are approximately 380 potential expansion sites in the communities.
Total consideration for the acquisition is approximately $257.6 million, including the assumption of approximately $157.5 million of debt. The balance of the consideration will be paid in a combination of up to approximately $31.8 million in cash, common OP Units of Sun Communities Operating Limited Partnership, the Company`s operating subsidiary ("SCOLP") (at an issuance price of $61 per unit) and newly-created Series C preferred OP units in SCOLP (at an issuance price of $100 per unit).  Of the consideration to be paid with OP Units in SCOLP, 60% will be paid in Series C preferred OP Units and 40% will be paid in common OP Units.  Distributions will be paid on the Series C preferred OP units at a rate equal to 4.0% per year from the closing until the second anniversary of the date of issuance, 4.5% per year during the following three years, and 5.0% per year thereafter. At the holder`s option, each Series C preferred OP unit will be exchangeable into 1.111 shares of the Company`s common stock and holders of Series C preferred OP units will not have voting or consent rights. 
  The transaction is subject to the Company`s satisfaction with its due diligence investigation and customary closing conditions, including consent of the existing lendhe transaction is expected to close in February 2015.

Michigan-based Sun Communities Inc. entered into an agreement to purchase seven Central Florida mobile-home communities for $257 million, according to a release issued by the company.
About 60 percent of the 3,150 lots being purchased are in age-restricted communities.
In addition to the developed sites, Sun Coast will pick up about 380 expansion sites at the communities.
As the number of parks has dwindled, they have become a popular investment choice in recent years. One of the biggest groups to enter the manufactured-housing scene is the Carlyle Group, which manages more than $200 billion of assets.
Last year, it had purchased a park in Melbourne and another near Sarasota for $30.8 million.
In southeast Orlando, Gulfstream Harbor was part of a 245-park portfolio purchased recently by Sun Communities Inc. from American Land Lease Inc. for more than $1 billion.
Sun Coast, a publicly traded company, will take on about $157.5 million of debt for the Orlando portfolio acquisition and it will pay the remainder with a package that includes as much as $31.8 million in cash.
Closing is scheduled for February.

 I would like to take a moment to say thank you for two things. First of all for your Fairways visit last month. I truly appreciate, you taking time from your schedule to come and get acquainted with the Fairways community.
  Secondly I would like to thank you and all of your sector 2 folks for the great response that was given yesterday ,to a ''burglary in progress'' in the Fairways. As you may be aware of, around noon yesterday ,an elder resident returned home to discover that a burglar was in her home. Although there was no direct confrontation,  you know better than I that this presented a possible far more serious situation.
 I know that the large, quick response of your good folks--[four legged ones included]-- certainly impressed our residents.
  Rest assured,--you and your officers are greatly appreciated in the.Fairways community.

SPECIAL BURGLARY ALERT!

BURGLARY OF OCCUPIED RESIDENCE ON
SPYGLASS ST. 


 A perimeter was set up ,all the way down to the RV area.
The 4 legged deputies worked the Spyglass fence and Congress st to no avail.
 It seems that the female resident had arrived back to her house, just as the perpetrator was about to load up her belongings.--BUT THE TIMING ALSO PUT THE RESIDENT IN DANGER!
It is believed that the burglar was young, small in stature and very athletic.----There was also a report of a green SUV ,with 3 young white males seen in this immediate area of Spyglass about the same time, seemingly, taking pictures of houses. ---any relationship to the burglary is not known.
 Sadly ,during my meeting with Captain Garrison 2 weeks ago, I predicted the start up of the Fairways ''burglary season''.
   Tomorrow morning, I will Email Captain Garrison a note,--thanking him for the great quick response of his officers.

  Hey folks--- would it not be comforting to have a ''common sense'' security check at our front gate?----Management said that there never has been a guard at the gate----older residents say that is BULL CRAP!

DON'T SHOOT ??



RECENTLY THERE HAVE BEEN MANY COMPLAINTS ABOUT THE SOUND OF GUN FIRE IN THE FAIRWAYS!



Fairways Watch investigated the residents calls, with the following results. [This blog administrator is not a gun owner--BUT--is a strong supporter of our 2nd amendment!]
  To obtain accurate information we contacted the Orange County Sheriff's office special project officer, Deputy Jason Murrill.
 During a long conversation with Jason, the following information was obtained. There are 2 legal gun firing ranges ,near the Fairways. One of the ranges is in the back area of the Moose club, the other sets off of Lake Pickett Rd. Under certain atmospheric conditions, the sound of gunfire,carries loudly to the Fairways area. The Moose club promotes various shooting contests, such as their ''turkey shoots''
  As to Florida law regarding,''discharge of a fire arm''--the law is --and I quote-- A complicated,--confusing--and ''contradicting mess''
 The law is so complicated that most deputies, do not make on the scene arrests for a suspected violation. They usually write a very detailed report and send it to the state attorneys office for evaluation !
  We also received a report from a reliable source that a park resident had ''test fired'' his hand gun, between houses on Pine Valley  Dr. Deputy Murrill said that this action could be ''discharging a fire arm in a reckless manner'' [ a misdemeanor]----Shame on the resident perpetrator that has such a small regard for the safety of his neighbors!
 Jason also suggested that interested parties, read Florida state statute 790.15

Fla. law allows backyard shooting ranges !

The only rules in Florida to discharging firearms on residential property are that you can’t fire over a right-of-way of any paved public road, highway or street, you can’t fire over any occupied dwelling and you can’t fire recklessly or negligently.

Because violation of the statute is only a first-degree misdemeanor, Ramsay said an officer would have to personally witness the recklessness or negligence to make an arrest at the scene. (The offense is punishable by a maximum fine of $1,000 and maximum jail time of a year.)

Many municipalities in Florida used to have local laws banning the firing of guns in residential areas. While the preemptive state law has been in place for almost three decades, many local governments ignored it and passed their own gun ordinances.

But in 2011, backed by the National Rifle Association, the Republican-led state Legislature put more teeth into the state law, creating penalties for local lawmakers who violate it. Gov. Rick Scott signed the law that now makes anyone who creates or upholds local gun ordinances subject to fines of up to $5,000. They also can be removed from office and forced to pay their own legal bills if sued over local gun ordinances.

Once the 2011 law took effect, Florida Carry, a nonprofit, gun-rights organization, began systematically going after any municipality that had not already put a bullet into its local gun ordinances.

Palm Beach County sued the state to keep its gun laws, but the courts upheld the Legislature’s authority.

“I think it’s ridiculous and absurd that we can’t regulate where shooting ranges can crop up,” said Monroe County Commissioner Heather Carruthers, whose district includes the high-density island of Key West.

As the law is written now, a person technically could shoot a gun even in a tiny yard.

In 2005, when Charlie Crist was attorney general, he wrote a letter to Sheriff Roy Raymond of Indian River County that said: “It is well settled that absent a general law stating otherwise, local governments have no authority to regulate firearms in any manner.”

GOLF CART STOLEN---WATCH YOUR CART!

 WE HAVE HAD A GOLF CART STOLEN NEAR THE NORTH WEST AREA OF OUR COMMUNITY.



Late Sunday evening Fairways Watch was notified that an older EZ GO cart was stolen from the 1780 address area of Kings Mill Dr. OCSO was properly notified and report filed.----In years past, this particular area has had a history of cart thefts. History also shows that the thieve's have come in over and through the 6 ft ,chain link fence, that protects the west side of the park. [see photo]
 It appears that possibly, the perpetrators ,once again, gained access in this manor. This same area of fence has been ''patched'' several times. Although there are some indication that people could have come over the fence---there is no sign that the cart was taken out in that manner. 
  Once again looking back---some of the stolen vehicles were driven out through the front gate!---Some of you might ask---did the gate camera's record a cart going out the gate?----We, the residents will probably never know,because that type of information is ''protected'' by the infamous, far reaching, FAIRWAYS PRIVACY LAW!



Once again citing history---carts that have been recovered have usually been found ,in the Bithlo area----what a surprise!
SPECIAL NOTE---
Additional information---after a second examination, it appears that the following method of theft could have been used----A 4x4 truck, could have been backed up against the fence,pushing it down--then the cart could have been driven up 2 planks and hauled away.---The pattern on the grass and brush suggest this possibility.---BEWARE __CART THEFTS SEEM TO HAPPEN IN MULTIPLES! .
