WORST RAT BURGLARY YET--- BREAKING INTO AN OCCUPIED HOME!

THE ONLY WORD FOR IT IS,--FRIGHTENING!
This happened on the 2200 block of Pebble Beach.







A SENIOR, LONG TIME RESIDENT--- WIDOW LADY, LIVING ALONE!
The victim went To bed at her normal time and slept well. Upon awaking around 8AM this date, she was horrified and shocked at her surroundings. It was immediately apparent that she had been burglarized, in the most bizarre fashion--- and method of entry.
FOR THE FIRST TIME---THE ''RATS'' HAVE BROKEN INTO AN OCCUPIED HOME AND BEDROOM, WITH A SLEEPING PERSON!
The ''scums'' had pulled away a concrete-mesh skirting, in the rear of the home---entered through the broken area, crawled directly under the occupied bedroom, and up through the cold air return.
Once in the home they entered into the occupied bed room ,and removed a jewelry box, purse and box of miscellaneous items.----within 15 ft of the SLEEPING RESIDENT . The thieves then carried the valuables to the far end of the home [living room] and sorted through the contents, removing items of worth.These hoodlums were in the home for more than a few minutes, --all the time,knowing that the resident was sleeping near by! Upon completion of their daring venture,--the BASTARDS  left through the front door,--leaving it wide open!
 The lost was considerable, including older jewelry, some cash,credit and debit cards and even a passport!

 A QUESTION FOR EVERYONE--- WHAT COULD HAVE HAPPENED,--IF THE SLEEPING RESIDENT HAD AWAKENED, DURING THIS BURGLARY?

 FOLKS,-- I AM THOROUGHLY ''PISSED'' AND DISGUSTED!--I KNOW THAT ALL OF YOU SHARE MY FEELINGS ABOUT THIS.
  WHY NOT COME TO THE BOARD MEETING MONDAY NIGHT MAY 3rd AND SHARE YOUR THOUGHTS AND FEELINGS. MRS HERRICK IS SCHEDULED TO ATTEND.
WE NEED TO QUIT TALKING ---DAMN IT LETS GET TOGETHER AND DO SOMETHING!

SPECIAL POLICE ACTIVITY IN THE FAIRWAYS!

          '' SHAKE--RATTLE AND ROLL''
 I believe that the above is a partial lyrics to an old 1950's rock and roll song. These words could also be a cynical description of some law enforcement activities in our park Wednesday April 22.
For quite a period of time Fairways residents have complained about unusual activities ,around our pools  and the Troon St --Merion Dr. area. All of the resident complaints and comments were properly noted, documented and forwarded to the proper authorities.---It was only a matter of time. ---YES---there have been unmarked law enforcement units, working in the Fairways as well as the sector 2 uniform patrol!
Some of this work came to a ''partial fork in the road'' yesterday. Early Wednesday morning, around 9AM ,--a special operations officer, in an unmarked SUV entered our community to ''go to work''----he did! ---He first stopped one of the complaint named vehicles [old black Cadillac] for speeding on Inverary Dr. [late comment-- that some residents came out and applauded the event]The officer followed the subject car to Merion Dr. They were joined shortly there after, by another complaint car A [very old green -gold Lincoln]. Once again the officer ''introduced ''himself.  There were some very lengthy discussions about vehicle registrations and other unknown ''20 question games''  After a period of time the officer and the 2 Deerwood visitors were joined by a young resident of a rental home on Merion Dr. The question and answer game continued on and on. 
 At some point of discussion, the officer asked to see the renter of the home--the younger mans mother. The question and answer game continued. It is believed that the officer gave all of the ''game participants'', direct , pointed, explicit suggestions and directions. I believe that it would be very wise on their part to take this  officers advice!
After this lengthy meeting--2 young girls acquainted  with the subject individuals appeared on the scene, and said they were on their way to the pool.The officer, followed them to the pool to ''introduce'' himself to them also. This special projects officer spent almost the entire day in the Fairways. --He was last seen around 3:30 PM. Then the officer went over to ''our sister community''---Deerwood,--he wanted to see where the ''visitors'' lived. 
  Forward to ---- 9 AM THURSDAY MORNING---the same dedicated officer was once again parked in front of a certain house on Merion Dr. He was minding his own business---just watching.and watching.
  Fairways Watch had the privilege to have a lengthy conversation with this veteran deputy. I can assure you, that the ball game is only in about the 5th inning.---Like old Yogi Berra said--''it ain't over till it's over''

  A special thanks is due to many Fairways residents that live in the Merion Dr --Troon St area.These gals and guys stick together. Several weeks ago,--One of the lady residents typed a petition type letter, detailing suspected drug activity in their neighbor hood. This dedicated resident collected 27 signature and addresses. Fairways Watch was honored to hand carry the original petition letter to the special investigations office, on West Colonial and a copy to Captain Garrison at sector 2. ---The rest is recent history!---This is a classic example of what can be done when residents stick together and work together!

  On the behalf of all of the good residents of the Fairways Country Club,I would like to commend and thank you And all of your fine staff.
  Recently, in our community, we have had some unusual events and criminal activity.  The latest noted event occurred this past Monday April 20th, in the early afternoon hours. Two of your units responded to an aggravated assault call on Warwick Hills Drive. It seems that the situation rapidly escalated into an ''aggravated assault on a law enforcement officer, with a deadly weapon ''
 As always your officers handled the situation in the most professional  manner.. Needless to say the Fairways has one less undesirable resident.I am sorry that I do not have the names of the officers involved, but I know that you can get their names for the proper recognition of a job well done.
  We also have been plagued by a very unusual form of breaking and entering s. As you may know, would be burglars have been going in UNDER the mobile homes and entering through the AC vents.Several of these calls have been responded to by Dfc Patti Martins. This deputy always has a very polite professional demeanor, when talking to the victims. She too deserves a pat on the back. 
  In closing I just want you to know that I consider our relationship  a valuable asset to the Fairways community. All of your present,--past,--and ongoing efforts are appreciated.

A SPECIAL THANK YOU TO THE ''GOOD GUYS''



Over the years Fairways Watch, has stated many times that the Fairways is blessed with the finest safety forces any where in our great country.
 An event that transpired ,early afternoon Monday April 20, demonstrates that statement once again.
Shortly after lunch, we received a call from one of our trusted ''spotters'', in the area of the 2000 block of Warwick Hills.The report was for 2 OCSO units and 2 EMS vehicles. A check of the ''calls for service'' dispatch said ''aggravated assault'' and''medical delta''.
 Upon arrival at the scene, we observed the following--
A known resident was secured on a transport gurney, surrounded by both paramedics and sheriff deputies. As always, we stayed back away from the scene as the event unfolded,--it was unusual. The resident was placed in the ambulance and transported.
 We waited until the last deputy was leaving, and spoke with the officer.
  The following details are paraphrased--- as given by the veteran lady deputy----
''We were notified of a domestic disturbance.--When we arrived on the scene,I saw the described suspect beside of a house across the street.
 I went across the street to talk to him. As I approached him,--he came at me with this!-----[ displaying a T shaped tool used for lawn equipment maintenance ]---I was able to control him without using deadly force !----He was transported to Florida East as a precaution and a physical check.---I am on the way to transport him to 33rd. street!----He will be charged with aggravated assault on a LEO with a deadly weapon.''
THIS SAME RESIDENT WAS RELEASED FROM JAIL, A FEW WEEKS AGO, AFTER ASSAULT CHARGES WERE DROPPED BY THE VICTIM!

This veteran deputy had every legal right to use deadly force, but chose not to.
 It is logical to assume,---that if this person would attempt to attack a well armed sheriff's deputy---he could also do the same to a fellow resident.
 This is a second degree felony charge, punishable with a sentence of 5 to 30 years!

JUST BE PREPARED---NOT SCARED!


JUST ABOUT EVERYONE IN OUR COMMUNITY, HAS HEARD ABOUT THE ''RAT BURGLAR'' AND SOME OTHER SERIOUS SECURITY ISSUES!

Fairways Watch would like to address some of the information being circulated about these topics.
We have been advised by a trusted resident that HTA management has said, [in reference to Fairways Watch] ---''It is not a good idea to sensationalize, UNWARRANTED security issues with seniors''
 In other words folks--you should not be made aware of the criminal activities, going on in your own back yard!
 Fairways Watch DOES NOT SENSATIONALIZE!
  We tell the TRUTH-----it is a shame that some of the others around us do not adhere to that same golden rule of life!
 All of the Fairways Watch information comes from public records,-- police reports,--personal up close witnessing--backed by photo's.
 It is true that the current method of burglary entry is of an extremely unusual nature,and could possibly be deemed ''sensational'' by title.--Even 30 year veteran police officers, have never heard of similar occurrences.
  WE NEED TO KEEP OUR COOL!--and do some simple basic ,common sense things!

#1--WATCH around your neighbor hood --call Fairways Watch, if you see home skirting, out of place or anything else of a suspicious nature---We will go check.

#2 Keep an extra eye on any home around you that may not be currently occupied,--snowbird homes and those that may be on vacation or in the hospital.--There is nothing wrong of checking the door lock on unoccupied home,as the rats always leave the front door unlocked

#3  Install a simple guard over the floor hole for the return air run. Previous posts and comments cover this suggestion.--BUT---A word of caution--SHOP AROUND--for a fair deal on the installing of a vent guard. I know of several good trusted handy men that do an excellent job for around $20. Their low cost barely covers the expense of materials--thus they are providing a true service to our community.They should be fondly remembered, when residents need normal handy man services.
 ON THE OTHER HAND---Fairways Watch has learned that some self proclaimed ''handy people'' are attempting to charge as high as $55 and $75 for some kind of a super ''rat guard''.---THAT IS A PURE BULL CRAP-- A RIP OFF AND A ROYAL SCREWING OF THE GOOD FOLKS IN OUR BELEAGUERED COMMUNITY!---Remember them later too!
 Lastly,--Lets work together,--communicate,--go to resident HOA and even the board meetings.---USE  BOTH LOCAL BLOGS, AVAILABLE TO YOU ! There is 
 an undisputable strength in numbers---WRITE LETTERS!--MOST OF ALL STICK TOGETHER.
 I chose the above picture for a reason---many of us ''old farts'' can remember this picture from a WW2 poster asking everyone to volunteer to whip the enemy.
 THE MESSAGE ON THE POSTER, WORKED 70+ YEARS AGO--IT CAN ALSO WORK AGAIN FOR THE GOOD RESIDENTS OF THE FAIRWAYS!

''COME ONE---COME ALL''


            ''TURN AND TOUR NOW''
  YEP---That's what the big electric sign out front says--Please also note that the brand new big,elevated  billboard makes no reference to our supposed 55+ residency requirement. 


It is certainly understandable that HTA needs to sell their new home inventory to qualified buyers. However,---the wording on the signs seems to convey the message----''y'all come on in & see whuts here''
 More and more we see young people, some with back packs, or carrying plastic bags, --walking into and out of our''gated'' community.
We need some form of gate security! There are other forms of monitoring our entrance, besides the ''in person attendant''--over a year ago, Fairways Watch did a detailed study involving 11 security vendors, including a company that does remote monitoring for Lockheed Martin, the defense contractor.
 The system that was proposed ---LEGAL residents would have had bar code stickers on their cars---double gates,--no tailgating---the visitors would have had to a show drivers license, with a camera recording.
  A human gate attendant would required a large initial expenditure for a rest room at the gate house.[ est $30-50k]
  Live remote systems can even be leased from vendors.---Anyone that would want to see a remote system working successfully, can see it at a development off of Avalon Bld., near the middle school---The monthly cost would be less than ''Barney Fife''



The security issues involve more than just gate security---We are also in need of better ,qualifying back ground checks and enforcement of basic criminal eviction laws, as provided in Fl statute 723.

(1) A mobile home park owner may evict a mobile home owner, a mobile home tenant, a mobile home occupant, or a mobile home only on one or more of the following grounds:
(b) Conviction of a violation of a federal or state law or local ordinance, if the violation is detrimental to the health, safety, or welfare of other residents of the mobile home park. The mobile home owner or mobile home tenant must vacate the premises within 7 days after the date the notice to vacate is delivered. This paragraph constitutes grounds to deny an initial tenancy of a purchaser of a home under paragraph (e) or to evict an unapproved occupant of a home

We actually have a young convicted felon,on probation, living in the Fairways, and being visited by armed state probation officers!


  In recent thefts, residents have had losses,---but so has HTA. Golf cart batteries have been stolen at the office, as well as pool umbrellas and etc.---SO--- why should the residents be the only ones to pay ??-What about ''Billy Casper Inc.'' ??---OH YEAH--SEEMS LIKE EVERYTHING IS THE STUPID RESIDENTS FAULT---JUST LIKE THE BILLY CASPER RESTAURANT GOING BROKE--WHILE SERVING EXPENSIVE ONE HOUR HAMBURGERS and never having what they advertised!
HTA IS MISSING OUT ON 2 OF THE BEST SALES TOOLS, AVAILABLE TO THEM!
 Number one is a gate security and greeting system.---

Following close behind would be a simple, basic, fairly priced eating facility.
IT WOULD BE GREAT TO HAVE A PLACE WHERE RESIDENTS COULD ONCE AGAIN GATHER, ON A FRIDAY EVENING.
  We believe that HTA  will be hard pressed to sell their $100k homes under the existing 
conditions, with lot prices approaching $800, and the amenities offered.
  IT IS CERTAINLY TO THE BENEFIT OF ALL  FAIRWAYS HOMEOWNERS TO SEE HTA HAVE A SUCCESSFUL OPERATION AND BE A GOOD, FINANCIALLY STRONG PARK OWNER.
  BUT--- CHANGES COULD AND SHOULD BE MADE FOR THE BENEFIT OF ALL.---- SOME OF THE MANAGEMENT DECISIONS, MADE OVER THE LAST FEW YEARS HAVE BEEN DOWN RIGHT STUPID!
  There was never any input accepted from the homeowners!
  AFTER ALL WE LIVE HERE----NONE OF THE MANAGEMENT TEAM DOES!

I also believe that the residents need to know that there are several cases pending to get rid of the felons and and illegal tenants. The paper work is ready to go to the lawyer to start evictons but Prescilla, and this is a quote, says she has no intention of sending them to the lawyer because it would cost her money. We all know she is out for the almighty bonus at the end of the year. She states that she is going to let them live here she doesn't care. We need to get a campaign going to send letters to Chicago and not just to Steven Braun, lets go over his head to the top man.

DON'T LET COLONEL SANDERS WATCH YOUR CHICKENS !

THIS CYNICAL ''JOKE'' IS AIMED AT A CIRCULATING REPORT,THAT IS RELATED TO THE RECENT ''RAT BURGLARIES''
  As we have recommended previously,--the only practical, economical method of securing our homes, from an entry from down below, is to install a guard over the cold air return duct hole.
Quite a few homeowners have been able to do this them selves, using various materials.----but--- other, female and elderly residents are not able to do the work , so they hired a trusted handyman to install a guard for them. 
 Most of the reported costs have been around $20.--- BUT ---now ---Fairways Watch has been advised that 2 persons, with unknown qualifications,working together, are actively soliciting vent guard installation work, and charging a price in excess of $ 50.
  JUST ANOTHER EXAMPLE OF SOME JACK ASSES, TRYING TO SCREW,TRUSTING OLD PEOPLE, ANY WAY THEY CAN. ---IT WOULD DO NO GOOD TO TRY AND SHAME THEM---THEY HAVE NO SHAME!
  The above pictured guard was installed by a licensed AC technician, Sam Williams---The price for the above guard was $20 installed. Sams cell is 757 708 2629    Sam is a resident---- and he will not screw you, I have used him for all of my AC work. ----There are other good men out there---BUT---ASK FOR REFERENCES--BEFORE YOU LET ANY BODY INto YOUR HOME.

THE ''RAT BURGLAR'' STRIKES AGAIN !

YES,---ONCE AGAIN---The ''under the house'' burglar finds another elderly victim !

Early Monday morning ,April 6---Fairways Watch was alerted to a nearby home,on Carnoustie Ct with a skirting block out of place. We went to the home to check the report. After finding the skirting block out in the grass, we checked the main front door. The door was closed, but unlocked. The owner of this home has been living with a relative for some time, and no one had been in the home lately.
  Upon looking through the front door, we could see that all was not well and proper inside. Fairways Watch immediately called 911 requesting a dispatch for an apparent burglary. When the deputy arrived, we entered with the officer. The home was in complete disarray. 
  Due to previous experience we checked the return air and filter area. Sure enough---just like the others ---the filter grill had been forced open and the air run duct neatly cut.----There were also muddy footprints, leading away from the damaged area.----BUT---- This time the foot prints measured aprox 13''.----not the small size 7-8'' as the previous burglary.
  We asked the Deputy to call the home owner and advise them of the situation.
  Once again, losses were avoided by the proactive thinking of the homeowner and her relative. All jewelry and small items of value had been removed, when the owner left.---Once again--- there were no large electronics or other items of size or value bothered.
 It is hoped that the photo's below will give the readers some insight into this serious problem.

  Last week an old friend called me to see how things were going in the Fairways. Some of you ,may remember our past sector 2 OCSO commander Capt Brett Meade.---Brett is now the Deputy Chief of Police at UCF. I told the Chief about the ''rat burglar''---Brett has been in law enforcement for 32 years,--he had never heard of any thing like our ''rat burglar''




I PERSONALLY CAN NOT FIND WORDS IN THE ENGLISH VOCABULARY TO DESCRIBE MY PERSONAL FEELINGS TOWARD THE SCUM TYPE, SUB HUMAN, CREATURE THAT WOULD DO SUCH AN ACT AGAINST A DEFENSELESS ELDERLY PERSON.
  I SAID IT BEFORE AND I WILL SAY IT AGAIN-----THIS CREATURE OR CREATURES WALKS AMONG US --THEY KNOW THE FAIRWAYS, LIKE THE BACK OF THEIR HAND They know which homes that are unoccupied---AND THEY ARE EXTREMELY DESPERATE---[drugs?]---I believe that there may be more than one perpetrator. One of them could go under, come up through the duct hole and unlock the front door, for the other goon to enter.
  Judging by the very small foot prints, at the previous same MO burglary, and the large ones this time---It is conceivable that the ''rat burglar'' could be a thin female, wearing large boots or shoes, as a distraction.

THE ONLY SIMPLE DEFENSE, DEVISED SO FAR IS TO PUT A HEAVY WIRE MESH OVER THE HOLE IN THE DUCT ENTRY WAY.

SOME ADDED INFORMATION------
 WHAT CAN WE DO TO HELP?
Be alert to watching out for disturbed house skirting at your home and your neighbors house. If you observe such--call Fairways Watch and we will come check the situation. This is particularly important for the ''snow bird'' homes and those senior residents that may be staying away from home for one reason or another.
 These hoodlums seem to prey on the most senior residents, thinking that they will be less likely to sign complaints and press charges. Without a signed complaint, law enforcement is quite handicapped.
 To all residents that feel that they may have a tip or knowledge concerning the ''RAT BURGLAR''---- you may do this ---send a comment on this blog, marked ''not for publication''----by anonymous---- We will make an anonymous composite of all information and forward it to the proper authorities. We already have several, UNPUBLISHED pieces of information.
 Last but not least--do what a number of concerned residents, have already done---Call your favorite handy man and install a ''RAT GUARD" over your return air run port.
  The Fairways has so many wonderful and good residents---This is why that just a few HEATHENS make this such a tragedy.
