THE PENDING GATE VOTE---YES OR NO?

FAIRWAYS WATCH---IS STRONGLY IN FAVOR OF GATE SECURITY----BUT---NOT FOR THE PROPOSED NON-DESCRIPTIVE ''MISH-MASH'' ON THE HTA ''VOTING SURVEY''

There is not a stronger advocate of an attended gate than your watch coordinator. For 5 years ,we have written letters , submitted planned, professional proposals to Chicago---ALL TO NO AVAIL!-NOW,after 19 burglaries with some beautiful homes literally ripped apart,-- we are offered this piece of crap-- a no information proposal voting survey.
 This cleverly crafted,--HTA attorney advised offer-- is a WIN --WIN for HTA.---If approved--HTA gets more money now and later, with not many strings attached--and have a new great sales tool. They are saying ''trust us'' and we will fix the gate.----OK,---TELL US EXACTLY HOW!--- With their track record why should we trust them?
 If the vote fails--HTA still wins.--- It will be like every thing else that they screwed us out of. --''IT WILL BE THE DAMNED RESIDENTS FAULT!--'' They will say---''We offered to help them and they said NO''. In essence--this is what Mr Braun tried to tell the TV reporter.
  HTA has got a problem in here now, and so do we--- and at last ,--they are making a feeble effort to get out of their self made mess!

   LET US THINK POSITIVE FOR A     CHANGE !
  
Way back in February, we had Attorney Daniel Perry speak at the board meeting. The attorney specializes in mobile home park 723 law.-- I, along with MANY others were impressed! Attorney Perry is no''pussy cat'', He is an ex judge, and has already went against the legal minds of HTA, with success.
  
 I am in my 16th year of residence,--I love the community and it's good people.---BUT--- I have never seen an HOA board that was a match for the  legally advised park owners. They have attorney's--so should we!!

 At the February meeting, Attorney Perry said --and I quote--''If I would have been helping your residents,when  Priscilla said I am closing the restaurant down-- you would have had something better than the hot dog wheel that you have now''


LET'S TAKE THIS LEMON , AND MAKE SOME GOOD OLE SWEET LEMON AID 

The letter we got is just a survey--- NO RENT INCREASES OR CHARGES CAN BE ASSESSED UNTIL A CHANGE  GOES THROUGH OUR HOA BOARD.-- BEFORE THIS OCCURS THERE SHOULD BE MEDIATION BY AN ATTORNEY REPRESENTING US!

MY ADDED COMMENTS----JUNE 6 AM

Your watch coordinator is voting --YES--Let me say why--This ''jerky'' survey letter is only a first step--IF the vote is a positive yes--then all particulars and details would have to come forward from HTA to our HOA board for approval of any increases and etc.!
 THEN at that point--advice and possible mediation from an attorney, could be brought into play to assist our HOA board, in making a proper decision on this very important manner! 
  My reasoning and facts stated above came from a respected, trusted person with unquestionable legal expertise.
 Will a gate attendant solve all of our security issues--NO---BUT--it will be a huge step forward.
 I personally have seen the devastation left behind by these thieving bastards. So sad to see our very senior widow ladies, losing some of their most precious lifetime memories.

  I AM VOTING YES! 

SEND IN YOUR BALLOT AND VOTE YES OR NO !

If we agree to the initial $5.00 increase for gate attendant. Bill and his "watch captains" need to be involved with the whole process. HTA cannot be allowed to mismanage this as they did the restaurant.
The specifics of the a security contract need to be carefully thought out and planned, such as, doors on the buildings that need to be checked, regular security routes and checklists, every person that enters this park should be a legal resident, guest or vendor/contractor with a valid ID and an explanation of what their destination is. Also they should be available by phone 24/7 for emergency response.
We cannot allow HTA to go with the lowest bidder and end up with a Walmart cart greeter at the front gate. We need a highly visible professional security company to protect our park and our homes.
We will agree to this increase if Bill and his watch captains have a say in the specifics of any security contract that gets endorsed by Hometown.
We are only going to get one chance at this folks, and we need to be very clear that we are not going to allow Hometown to mismanage this as the have so many other things in the past.

When I called the management office regarding when the damage security unit would be repaired I was told that they were waiting on insurance claim. She stated it still works! I told her I was so embarrassed when my visiting sister came. They were checking the community out for future living here. Well that will not happened now.

Don't know if this is serious, but I just witness a young girl about 8 or 9 driving the golf cart on hole 10. Parent was golfing. The other day in the right lane of the road at Troon St. and Pebble Beach was a stopped golf cart, with a child in the drivers seat, while grandma was in the passengers side.

My opinion is this. First, read the letter we all got from HTA very carefully, then re-read it. Second fill in the voting slip as you wish. Third, YOU MUST THEN RETURN YOUR VOTE SLIP.

Do NOT assume that all non-returned votes will be counted as "NO" votes. It was very clear at last night's HOA meeting that that issue was still up in the air.

If only the "YES" votes are returned and they do NOT count non-returns as "NO" votes, then the results will be "YES".

Before any voting slips are turned in, the attorney that needs to represent us, needs to see it and clarify to the Fairway residents what HTA is proposing to do for this money? I truly think this whole voting thing is just a ploy and after the dust settles and the TV cameras are gone, HTA will drag their feet like the do on anything the residents want. We need attorney on our side, fighting for us on the gate issue and them doing a census on who's really in here. Having a person just asking people where they are going is not security.....The bad guys know all the tricks to get around that. Cars that legally live here need a sticker. This would also help our newly formed security team know who belongs in here.

If they are going to improve the front regardless of the vote why don't we wait until that is done and then consider a proposal based on what we see. Vote NO now and see what we get up front and when. After that happens have an open meeting with management to have all our questions answered. We cannot vote now and expect to do it right with the info we have in one little letter.

I have to agree... there are two many unanswered questions. All we know is they want to charge $5.00 more each month, which will go up each year. I'm sorry, I don't trust HTA. Anything that Hometown/Fairways controls, seems to turn into a clusterXXXX. Blunt but true...

Has anyone given any consideration as to WHO is counting the votes? It may not make any difference as to how you vote, it matters as to who is counting them. They can come up with any results they would like unless the ballots are sent to a third party.

Is hta subing this staffing out or they hiring the guards themselves? /Are they hiring a REAL security company? Too many questions with no answers will probably vote yes but with great reservations.

Lets do the math. If Attendant got paid $10 an hour that would cost $7200.00 a month. If we paid $5.00 a month that's $ 5700.00 a month. Priscilla screwing us by $1500.00 a month. I vote no based on this reason.

What is the problem there is money for the attorney, do it now before we lose the official security guard 24/7 at the entrance gate. This is what we have wanted for years, now is the time to get it done. Just think if we had hired him we would still have our restaurant!!! Call a emergency meeting & get the votes to hire the attorney. We need help, we as residents can not do alone, we must get it done before the dead line.

Anon 7:10 The Gate Attendant woulb be a HTA employee,some of which will probobly be made up of our resdents. Again, this is NOT security. only a gate monitor. At the meeting, the FHAOI has said they want a rep to be there when they ballots for that vey reason...a great idea!
P.S. An OSCO Supervisor is in the park as we speak doing an area check. THANK YOU! It's great to see them responding to our needs!

I agree with 3:14PM, I think we should postpone the vote and put the ball back in HTA's court. Go ahead and make your "improvments" at the front entrance and install the cameras you speak of, then bring it back to us for a vote. Lets see how well you manage that project. If we vote "NO" now or no decision now, anyone wanna bet that not a damn thing will happen by the end of the year?
Really, HTA? you want us to trust you with our money to hire in a security company? Then how about start by fixing the bricks in the keypad at the front entrance and change the code on the walk in gate on a regular basis.
Put your money where your mouth is HTA. the time for talk is over.....

I really question the validity of the vote. How do we know that every resident was sent and received the letter/form? Especially since half the community are snowbirds and are gone right now. All HTA has to do is not send out letters to every resident and then tell us the vote was no. To "assume" that all non returned ballots are a NO vote is ridiculous.

We need an attorney.....

Dear Priscilla,

This is my response to your letter dated May 30, 2015,

To your request for my participation for “gate attendants”, I say no. My reasoning is as follows:
* $10.00 per month per home will not crack the nut.
* This amounts to approximately $132,000 per year.
* The required hours would be 8760 per year.
* This amounts to $15.07 per hour
* This allows you approximately $7.54 per hour for attendants pay considering benefits, taxes, insurance, etc.
* A minimum wage employee is not what we need.

If Hometown is willing to pay their share now, why have you not invested your $66,000 per year in things that would help prevent crime in our community? If this investment had been made over the past few years, Hometown could have a state of the art surveillance system in place. The police could using it to catch the criminals we are dealing with today. All you have to do is watch the news and you will see how the police use private surveillance systems to catch criminals, not gate attendants.

The only news you have about the Masters Club House is its closed! It is years past due. The improvements you refer to are all maintenance items bringing the building up to today’s standards. I think you should wait until something is completed before you toot your horn.

Again toot your horn when the Westchester, water lines, road work, the waste water systems and golf course irrigation is complete.

I think your looking to improve the front gates is years over due.
Again toot your horn when it is completed.

I look forward to thanking you for your achievements in the items mentioned in our letters.

Very true sam and bob. Bunch of part time minimum wage workers who would show no dedication to their job. And basically let people in, regardless if resident or nit. The gate system needs a complete overhaul before an attendant may help.
My vote will be NO. I do urge the residents to vote your conscience whether yes kr no. Each resident has their own reasons for voting the way they do. Just vote

OBVIOUSLY WHAT IS NEEDED IS NOT SOME HALF ASLEEP GUARD AT THE GATE....IF ONLY BECAUSE THE SLIME THAT PLAGUES US CAN COME IN FROM ANY OF THE CUL DU SACS THAT BACK INTO AND SURROUND FAIRWAYS....WHAT IS NEEDED IS NUMEROUS INFRA-RED CAMERAS STRATEGICALLY POSTED OVER HEAD ON EXISTING LIGHT POLES AND ABOVE ANY AREAS NOT COVERED BY THEM....I.E. ONTO AS MANY TREES AND OR TRAILERS AS IS NEEDED...THEN THOSE CAMERAS MUST BE MONITORED AT SOME CENTRAL LOCATIONS WHO CONSTANTLY SCANN THE SCREENS FOR ANYONE ROAMING THE PARK....DAY OR NIGHT.....THERE A COMPANYS THAT DO THIS VERY THING ....COMPARATIVELY CHEAPLY AS WELL..IF YOU COMBINE THIS WITH ROVING NIGHT TIME RESIDENTS IN SHIFTS ON GOLF CARDS WITH INFRARED BINOCULARS THEN WE HAVE A CHANCE TO CURTAIL THE CRIME WE HAVE EXPERIENCED AND WILL CONTINUE TO EXPERIENCE ......WE WILL ALWAYS BE VULNERABLE UNLESS WE TAKE THE STEPS OUTLINED ABOVE!

Have some sense people..if your house is the one that gets "hit" next you might want to vote YES! Nobody wants to help Priscilla or hometown, but for gosh sakes its $ 5.00 for a slight piece of mind! Do it for your neighbors and ladies that are scared to be in their own homes! I cant believe you all.

Well it appears that her letter is doing just as she intended, dividing the park on this vote, to ensure there is no way it will pass by a 2/3 vote. She is probably sitting back and laughing at us all because we can't agree on anything. I don't blame the residents, because the way the letter is crafted we cannot win only HTA can, exactly the way they planned it. Wouldn't it be so nice and easy if we could just all pay the 5 bucks and trust Hometown to do the right thing, step up and handle this situation.
Not likely, we all know the track record of this management. Applaud Bill and his group for keeping up the pressure and watch your backs and your neighbor's houses too, its all we have for now.

Billy Casper they shut down the tavern along with Miss Pris help...HTA wants to help pay for the gate security once a point was made on tv....how many letters were sent out because of the no response is a NO vote....now they are getting an irrigation system on the golf course with a company that has one of the highest cost figures when they had an offer from a local company alot less, glad for you Wes your finally getting it....why does HTA want to do all this now when it should have been done long ago....have lived here since the late 80's and have seen things taken away from us a little at a time....there was a letter sent from Steve's desk in Chicago look who signed it, the response was from his secratary! just like HTA, grab the money and run.....aren't we suppossed to have a manager on site 24-7?

to the person who asked about Billy Casper golf saying the masters was their pro shop...just found out that they also ran Ventatian Bay golf course in New Symrna Beach and the homeowners and developement company got rid of them...said the course was not being up kept to what they said it would be...maybe time here also!
