  YEP---That's what the big electric sign out front says--Please also note that the brand new big,elevated  billboard makes no reference to our supposed 55+ residency requirement. 


It is certainly understandable that HTA needs to sell their new home inventory to qualified buyers. However,---the wording on the signs seems to convey the message----''y'all come on in & see whuts here''
 More and more we see young people, some with back packs, or carrying plastic bags, --walking into and out of our''gated'' community.
We need some form of gate security! There are other forms of monitoring our entrance, besides the ''in person attendant''--over a year ago, Fairways Watch did a detailed study involving 11 security vendors, including a company that does remote monitoring for Lockheed Martin, the defense contractor.
 The system that was proposed ---LEGAL residents would have had bar code stickers on their cars---double gates,--no tailgating---the visitors would have had to a show drivers license, with a camera recording.
  A human gate attendant would required a large initial expenditure for a rest room at the gate house.[ est $30-50k]
  Live remote systems can even be leased from vendors.---Anyone that would want to see a remote system working successfully, can see it at a development off of Avalon Bld., near the middle school---The monthly cost would be less than ''Barney Fife''



The security issues involve more than just gate security---We are also in need of better ,qualifying back ground checks and enforcement of basic criminal eviction laws, as provided in Fl statute 723.

723.061 Eviction; grounds, proceedings.
(1) A mobile home park owner may evict a mobile home owner, a mobile home tenant, a mobile home occupant, or a mobile home only on one or more of the following grounds:
(b) Conviction of a violation of a federal or state law or local ordinance, if the violation is detrimental to the health, safety, or welfare of other residents of the mobile home park. The mobile home owner or mobile home tenant must vacate the premises within 7 days after the date the notice to vacate is delivered. This paragraph constitutes grounds to deny an initial tenancy of a purchaser of a home under paragraph (e) or to evict an unapproved occupant of a home

We actually have a young convicted felon,on probation, living in the Fairways, and being visited by armed state probation officers!


  In recent thefts, residents have had losses,---but so has HTA. Golf cart batteries have been stolen at the office, as well as pool umbrellas and etc.---SO--- why should the residents be the only ones to pay ??-What about ''Billy Casper Inc.'' ??---OH YEAH--SEEMS LIKE EVERYTHING IS THE STUPID RESIDENTS FAULT---JUST LIKE THE BILLY CASPER RESTAURANT GOING BROKE--WHILE SERVING EXPENSIVE ONE HOUR HAMBURGERS and never having what they advertised!
HTA IS MISSING OUT ON 2 OF THE BEST SALES TOOLS, AVAILABLE TO THEM!
 Number one is a gate security and greeting system.---

Following close behind would be a simple, basic, fairly priced eating facility.
IT WOULD BE GREAT TO HAVE A PLACE WHERE RESIDENTS COULD ONCE AGAIN GATHER, ON A FRIDAY EVENING.
  We believe that HTA  will be hard pressed to sell their $100k homes under the existing 
conditions, with lot prices approaching $800, and the amenities offered.
  IT IS CERTAINLY TO THE BENEFIT OF ALL  FAIRWAYS HOMEOWNERS TO SEE HTA HAVE A SUCCESSFUL OPERATION AND BE A GOOD, FINANCIALLY STRONG PARK OWNER.
  BUT--- CHANGES COULD AND SHOULD BE MADE FOR THE BENEFIT OF ALL.---- SOME OF THE MANAGEMENT DECISIONS, MADE OVER THE LAST FEW YEARS HAVE BEEN DOWN RIGHT STUPID!
  There was never any input accepted from the homeowners!
  AFTER ALL WE LIVE HERE----NONE OF THE MANAGEMENT TEAM DOES!

I also believe that the residents need to know that there are several cases pending to get rid of the felons and and illegal tenants. The paper work is ready to go to the lawyer to start evictons but Prescilla, and this is a quote, says she has no intention of sending them to the lawyer because it would cost her money. We all know she is out for the almighty bonus at the end of the year. She states that she is going to let them live here she doesn't care. We need to get a campaign going to send letters to Chicago and not just to Steven Braun, lets go over his head to the top man.

Nice spending money on worthless signs will be to no avail it will not work as usual they have priorities all jacked up what ever happened to all streets in fairways will be paved by 2014 the streets are all crumbling to pieces another promise not kept by the GREAT LEADER MRS "P" !!!!!!!!

Have any of you heard about the killing at our bowling ally over the weekend? That's not a good sing of what's to come. HTA will be lucky to give these home away. Time to think security if you want to sell these homes.there is a whole new world out there.

This place has gone to hell in a hand basket. It just gets worse every year that we live here. The criminal element is very concerning, we have to ask ourselves what has changed at the fairways so much that we NOW need to have security at the gate.
Has Miss Priss become so lackadaisical on who she allows to move in here or are the owners renting their homes out to "whomever they choose" and not following the rules and informing the office. Either way, this place is no longer a Country club. It's Deerwood North

I agree that it is our own fault that we are what we are now yes it is our fault for not standing up to management for the crap that they keep throwing at us and we just dance to their song instead of doing something about it, this place has gone down hill ever since the present person in charge and her group of misfits took over we need TV in her to talk to us and see what we are forced to pay for while they relish in their sarcasm to us as a group of PUPPETS for that is what we have become we are the joke that they are laughing at every day ever since she took over. The board needs to grow a pair and get a Lawyer to represent our feelings.

You make some good valid points, to which I would like to add this--At the Feb board meeting, our new HOA president invited Attorney Dan Perry to address the board and residents in attendance. I along with other residents attended the meeting. To say the very least I was impressed with attorney Perry.
He is an ex judge of the 9th district, of Orange County. ---He has a reputation of NOT being an easy pushover. He specializes in FL 723 law all over the state of Fl.---He is reportedly working on a proposal for our HOA to work on our problems on a retainer type contract.
If this proposal comes about ,---I think we should all consider support for this proposal and contract. ----AS I HAVE SAID BEFORE---OUR HOA IS A ''BROKEN GUN''--- WITH NO BULLETS.----TIME TO GO TO THE GUNSMITH AND THEN GO BUY SOME AMMO!

Hire a lawyer to conduct a town hall type meeting for all residents.Prior to the scheduled meeting, invite all of the local news media. The lawyer should know how to attract the TV reporters.
At the meeting ,questions could be asked of the lawyer,like--Can Hometown be prevented from taking away anymore of our amenities?
We have young convicted thug felons living in here with us, can anything be done?
What can be done to give us some reasonable form of security?
Hometown is constantly changing and making up more stupid rules.
EXAMPLE telling the homeowners to fix the cracks in the driveway, while their damn roads are falling apart!
It just goes on and on

By the time this board gets there act in gear we will all be too OLD to give a shit. We voted you people in now do something . NOW,NOT WHEN ITS TOO LATE. So has anyone heard about the compliance officer quitting??? Was told he quit because of the way Miss Pris is running (ruining) our park. Been said to someone that she doesn't want to "spend" the money to evict the folks illegally living here or the felons, and choses to except the cheapest bids of maintaining our park.

Maybe if Miss Priss reads all these negative comments about her. she will tuck her tail between her legs and leave quietly. This park really has gone down hill since shes been in charge.
Her big bonus check at the end of the year is much more important to her than having happy residents. but then again, most people will do (or not do in her case) anything for that kind of money.

She is doing the job HTA hired her for. Not to say she is not guilty but all she's after is a paycheck.HTA are the real culprits. There mantra is do it for the least price. There paying for this in a big way.look at all the lawsuits they've had to pay out and it's not over for them yet.good old corporate greed.just keep up the good work folks.keep sending in your opinions.you know how many people won't buy in here because of this blog.we need to keep the public informed.

It seems the issue of taking a legal stance is the answer most residents would like to see but the funds to properly litigate any issue are simply not there. Here's a little hindsight many of you may remember.
We once had in excess of $90,000 in a surplus in our Cable TV account. The Cable Director allowed HTA to take over the Cable TV account and misinformed the residents as to the best way to spend this money. Now this same person was reelected to the Board by you folks. Can anyone say "would have been a nice kitty for the legal fund?"

this park is full of GOOD people. the baddies get in... well, when the gates are open!!!! which is almost always... some baddies may live in the park. but no one is doing squat about it. everyone is paralyzed by the lack of attention!!! people are selling their homes right and left!!! WHO wants to move here with conditions as they are? I certainly wouldn't!!! billboard or not, vegas sign or not, we have people coming in through the A/C return and children stealing documents while ma and pa keep homeowners distracted!!! meanwhile, "management" drives TWO luxury cars... sell ONE and have TWO weekend homes!!! get the restaurant back so folks don't have to go out in the mess that is highway 50/colonial drive!!! we are scrambling to keep life "nice" here... and efforts are being thwarted by HTA and indifference. INDIFFERENCE. I post this on both blogs. my name is Gillian Olson. My Father lives here. I am only a temporary resident, but I also own this home. I know and love people who live here. THIS PLACE IS RIDICULOUS. so sue me.

The current board is investigating the hiring of an attorney, on a retainer basis, that would work through a mediation process. They have already received a presentation at the February board meeting. If this arrangement is entered into,---it would NOT require a large initial outlay of funds.----STAY TUNED!

It sure looks strange with ALL of it's windows blacked completely out
I never see any residential activity there,only one very young man that comes and goes in a BMW

Bill....look at all the hard work you put into for a secure gate system and nothing NOTHING was accomplished. .You of all people should know nothing is gonna change around here ...only changing for the worst that is.
No one on any board can do anything. .If Steve Brauns mother n law can get robbed and the piece of crap is still allowed to live in here..even after being convicted. ...I have to give up...its time to enjoy life in a positive way and kiss this trailer park goodbye! !!

I say send letters to Steven Brauhn in Windemere. He has a home there and the address is easy to access. Seems like our letters get lost when sent to Chicago.

If the proposed gates Bill had purposed it would have solved a great many problems for the residents and for Hometown. First of all it has a camera in lots of different places and you can speak to the person as well as take a pictures. An example would be if someone is in the pool late at night, they can speak to that person and tell them to leave immediately. Second with the bar code on your car, means every car in here would have to have a bar code and you would have to register it, as well as visitors. So if there are undesirables in here or visitors staying too long it would show that and who they are. That system is great and much less than a guard just letting car in.
